Where Are The Shovels?

At this month's Resident Town Hall, I had the opportunity to provide attendees an update on the campus' master work. You've heard for months now our team is working on the future campus redevelopment, yet I often get asked “when are we going to put a shovel in the ground?” Well, just because you aren't seeing dirt diggers here, please know that there is significant and detailed work going on behind the scenes!

Over the last year, the campus team has been working closely with our local and national consultants in creating a master plan that will serve our current and future residents well and carry our mission of into future decades.

The following represents the current master plan concept:

33 new Patio Homes on the land owned at both on 17th Drive and Myrtle Avenue. These will be similar to the two current patio home floor plans with a third smaller size patio home floor plan.

144 new entry fee Courtyard apartments similar to the Central Park apartments. These will be located in the area occupied by the vacated Garden Apartments.

A new Center! This building includes a larger Early Memory Support located on the ground floor.  Additionally, the majority of the rooms designed are private with a few semi-private rooms so couples may remain together.

Plaza North and South apartments and Assisted Living will receive floor-by-floor infrastructure and renovation work.

Lastly, we created new dining and amenity spaces for program growth.

The timeline for this plan is late through 2024, with the construction costs at $140,000,000. The work now rests with finding financial feasibility, meaning running financial models to ensure that what we have designed will create the ability to manage the debt that will be associated with a reconstruction and redevelopment of this magnitude.

We are also working with our investment banking company to determine the best way to fund the project. Their current recommendation is a mixture of a bank financing to cover preconstruction cost, and two separate tax-exempt bond issuances for the lead Patio Home project and the major remaining campus project. My hope is we will deliver a comprehensive plan to the Board of Directors this summer for approval to move forward.

Exciting times are ahead! Once board approval is received, we will begin focus groups with residents and staff. We will look to you to help us design the inside of our new and renovated buildings!

So, as you can see, while we may not be dirt with shovels yet, we are working tirelessly to create a community in which we can all be proud. I will keep you updated as to the progress and next steps in the months ahead.
